Playa del Carmen Property Management Services:

The Basic Playa del Carmen  Property Management service consists of the following:

• Payment of utilities, maid(s), pool maintenance and gardener if applicable
• Property Tax Payments
• Payment of association dues
• Inspection of property once per week
• Monthly inspection and accounting reports
• Rental promotion of the property on our website if requested
• Fee structure for the "Basic" service in US dollars is as follows:

*Transportation included in price for maid service.

Special services can also be tailored to suit the individual requirements of our clients, whether they own a Playa del Carmen condominium or a Playa del Carmen home. Please note these prices are for properties that are in Playa del Carmen. Extra charges will apply to properties outside of the area.

Playa del Carmen condominiums and Playa del Carmen homes, or any other Playa del Carmen property for that matter has a rental potential, specially during the high season. Our rental program for your Playa del Carmen property features the following:

Listing of rental on our website

• Preparation of promotional package to be sent to other rental agencies and relevant real estate agencies. We encourage other agencies to also put the property on their websites to promote and maximize your exposure for rentals and also giving the other agencies an appropriate fee split
• Presentation promotional sheets or e-mails sent out to clients who request information either by dropping into the office, looking on the website or to referred clients
• Maintaining a guest management rental calendar
• Providing confirmations of Playa del Carmen rentals and collection of deposit and rental money
• Inventory list review with client upon check-in and check-out for rental period
• Obtaining damage deposit upon arrival and refunding on check out if no damage to property has occurred or anything on the inventory list is missing or broken
• Obtaining identification and pertinent personal data on rental clients for emergencies or when needed
• Preparing accounting and activity reports when applicable
• Depositing rental income in Playa del Carmen property owner's bank account

Fee structure for the Playa del Carmen Rental and Playa del Carmen Guest Management Service is in US dollars and is as follows:

• 20% of rental income. This will be divided with other agencies when applicable
• When a Playa del Carmen property owner provides a rental, the charge is reduced to 10% unless other arrangements are made. Please note that the above program can be modified and tailored to suit the owner's needs.  Our company still offers the above services regarding the guest management when this applies
• Rates regarding long term rentals will be provided upon request
